To give everyone who feels Lost in the City a place to go

St Paul's, iconic in London’s skyline, is a busy, lively, and well-connected area, a perfect base to explore this unique city. Lost Property, a historic gem with its grade II listed façade taking up residence in its prominent location, is an exceptional addition to the Curio portfolio. The 145-guestroom development is highly sensitive and has taken over 3 years to gain planning consent in this conservation area.

A member of the Hilton family, the hotel reflects its fascinating location and embodies the distinct culture and spirit of the community in which it resides. Lost Property aims to appeal to travellers seeking a one-of-a-kind experience that sets it apart from any other offering within the City of London. Our goal is to celebrate the hotel’s individual spirit, defined by the uniqueness of the Curio collection. The hotel is accentuated with Art Deco and mid-century design, with shots of bold colour, sculptural pieces, and luxe materials, that will offer a stylish sanctuary in the heart of the city. A destination for those who love travel, art, and culture.

The hotel is designed to offer both the avid explorer and city native an exciting escape, offering authentic discoveries through unexpected forms and layered finishes. Taking guests on an unpredictable and intriguing journey, finding themselves lost in the narrative spoken through curated eclectic art installations, motifs, and tactile materials... and finding oneself again, in a space that imbues this style and comfort — a retreat from the buzzing streets below, a place to rest those tired feet. “Lose yourself to find yourself.”

A fruitful partnership

Ica have played an integral role in the wider design team, ensuring that the client’s interior design aspirations are met. We have skilfully navigated the needs and requirements of both the brand and the client, successfully implementing a high-end proposal. We invested in forming a reciprocal relationship with our client, Dominvs Group, and the design team.

The shape of the building and the reduction of each floor plate on the guestroom levels resulted in most guestrooms being unique; a challenge we relish and master through decades of working in such environments. The highly specialist finishes throughout required a high level of coordination and shared understanding, which our team expertly delivered.

In spite of its 145 rooms, the hotel feels small and welcoming, with an eclectic art collection and a sleek bar and restaurant.

The unique shape of the building means that almost all guestrooms are unique, with some offering framed views of the nearby cathedral. Dramatic colour schemes contrast with crisp lines and panelled walls, while marble effect wall tiles and colourful mirrors add luxury to the en suite.
